IDEA Bagé , a building located in the Petrópolis neighborhood of
Porto Alegre , has received the
GBC Brasil Condomínio® Platinum certification from the Green Building Council Brazil. This is the first residential development in Brazil to receive validation in the Platinum category, the highest.
The project achieved 91 of the 110 possible points in the analysis, as explained by
Mauro Touguinha , engineer and partner at
Capitânia , a developer that developed the IDEA concept, of buildings focused on sustainability from conception and construction to the daily lives of residents.
The difference was recognized by
GBC Brasil , a non-profit organization that is part of the global movement
World Green Building Council , present in more than 70 countries around the world. The GBC's mission is to promote the development of the national construction industry, with a focus on
socio-environmental sustainability. The building features a selection of
sustainable materials : there are 15 items, including certified materials and environmental product declarations informing about their life cycle and low environmental impact. Furthermore,
cost reduction through efficient use of water, solar heating sources and natural lighting and other technologies generate
property appreciation and extra revenue for the condominium.
The condominium combines technology, automation and the internet of things, with exclusive
sustainable features : a photovoltaic panel system with the capacity to generate all the electrical energy needed to maintain the building's condominium area and also supply around 30% of the apartments' energy.
It also features mobile
balconies and
sunshades on the façade, to make better use of light and improve
thermal comfort , glass that reduces heat input and blocks ultraviolet rays; and offers bicycle parking, virtual autonomous concierge and 100% LED lighting.
