Berlin's former Tegel Airport is being prepared for a new purpose. Named Berlin TXL – the Urban Tech Republic (Berlin TXL), the development will include a research park, landscaped area and the Schumacher Quartier – a car-free residential neighborhood that will house up to 10,000 people. Construction of the five-square-kilometer site will begin later this year, with the first residential district expected to be completed by 2027. The management and development of Berlin TXL and the Schumacher Quartier has been commissioned to Tegel Projekt.

The company says the Schumacher Quartier – which will be located west of the airport tunnel – is a smart, environmentally friendly city . When completed, the residential area will have a variety of housing options, with 10 percent of the residential units set aside for student housing.

The development will include schools, daycare centers, commercial establishments and public spaces, while a "low-energy grid" would provide the Berlin TXL with sustainable heating and cooling.

German architecture studio Von Gerkan , Marg and Partners Architects (GMP) , which designed the airport's original brutalist buildings, will renovate the former hexagonal terminals into the new research park. “In the Urban Tech Republic , around 1,000 large and small companies with 20,000 employees will work in research, development and production,” explained Tegel Projekt. “The green technologies of the future that are developed and produced in the Urban Tech Republic will be used in the Schumacher Quartier.” .
