The trend is towards increasingly smaller properties. To achieve this, professionals have created excellent solutions to make better use of spaces with reduced footage.

With increasingly compact and small properties, it has been a challenge for professionals to create solutions that maximize and expand spaces. Inspired by this trend, decorator Marcus Vinicius Pinheiro, who designed the Lavabo Floripa at CASA COR Santa Catarina 2015 , designed an 84 m² apartment in São José/SC, which intelligently combines comfort and the use of every corner of the property. 
The apartment belongs to a newlywed couple who are fans of classic, contemporary and modern styles. “The apartment is new and originally had a suite and a bedroom. To complete the project and meet the couple’s needs, we were able to add another bedroom to the original layout, using drywall,” explains the decorator, who transformed the extra space into the girl’s bedroom, who usually spends weekends and part of her vacations with her father. 
In the master suite, light tones and the closet have mirrors that give the feeling of spaciousness to the 13.10 m² room. Highlights include the makeup bench with a handmade pouf and the upholstered headboard. 
In the entrance hall, the composition of frames arranged on the gray wall (Nanquim color, by Suvinil) is inspiring for those who like a touch of creativity in their decoration. Another element used to add more charm to the hall is a classic-designed dresser, highlighted by a beautiful shade of yellow. 
The compact 5.98 m² kitchen, integrated with the living and dining areas, was equipped with stainless steel appliances and custom cabinets to optimize space. The beautiful countertop carved in Stellar White Quartz Stone is not only sophisticated, but also easy to maintain - perfect for the hustle and bustle of everyday life. 
In the dining room, the highlights are the pieces that complement the central table: the German bench, the comfortable blue chairs made exclusively for the project and the classic chandelier, with delicate crystal pendants. 
The living room has a rack designed by Mendonça Pinheiro Interiores. Marcus, who was responsible for the design process, says that “the furniture was designed to house all the equipment requested by the couple: a wine cellar, an electric fireplace and audio and video equipment”. The sofa in the room, also made to order, has retractable seats and was decorated with cushions covered in the same fabrics used on the German bench and dining room chairs. 
“This project is the perfect example that it is possible to create functional and cozy spaces in smaller properties, a trend in the real estate market. The tip for couples who are investing in their own home is to talk to their decorator so that together they can achieve the closest result to perfection in the design of their new home,” concludes Marcus.
